# Oneserve

> Oneserve is a UK field service management (FSM) platform built for social housing and the contractors who serve it. It runs repairs, voids and maintenance operations while capturing compliance evidence automatically at the point of work, across every contractor tier, so the proof that Awaab's Law, the Regulator of Social Housing and the Building Safety Act demand already exists when the regulator asks.

Oneserve Ltd is registered in England and Wales (company 07387807), founded 2010, headquartered in the UK. Customers include Islington Council, Hillingdon Council, Sovini Group, MD Group and FSG Property Services. Seven regulatory regimes are configured natively: Awaab's Law, the RSH Consumer Standards, the Building Safety Act 2022, the Decent Homes Standard, MEES, PAS 2035 and MCS.

## Key statutory facts (verified against gov.uk guidance)

- Awaab's Law (England, social housing) Phase 1 came into force 27 October 2025, covering damp and mould plus emergency hazards.
- Phase 2 commences 30 November 2026 (regulations laid in Parliament 13 July 2026), extending the framework to excess cold and heat, falls, structural collapse, fire, electrical and hygiene hazards. Phase 3 (2027) covers remaining HHSRS hazards except overcrowding.
- Statutory clocks: emergency hazards must be investigated and made safe within 24 hours. Significant hazards must be investigated within 10 working days, a written summary given to the resident within 3 working days of the investigation concluding, and safety works completed within 5 working days of the investigation concluding; longer-term works must begin within 12 weeks.
- Scotland's equivalent duties commence 6 October 2026 and cover both social and private rented homes; repairs must begin within 5 working days of the investigation concluding.
- MEES (social rented, confirmed in the January 2026 Warm Homes Plan): minimum EPC C on one reformed EPC metric by 1 April 2030 with a £10,000 per-property spend cap, and a second metric by 2039.
